Q: If the buyer already has a Realtor do I need to pay them a commission?
A: We recommend offering the buyer's Realtor a good commission. Since the majority of properties are sold with the help of a buyer's agent, it's in your best interest to offer a commission to the buyer's agent as an incentive to them to show your property to their clients.
Q: How much commission do I need to offer to pay?
A: The decision is yours. While there's no "standard" industry-wide rate, commission rates for home re-sales in BC are commonly 7% for the first $100,000 and 2.5% on the balance of the selling price.
As an incentive to show your home to their clients, we suggest offering roughly half of the typical commission, which works out to 3.255 % for the first $100,000 and 1.1625 % on the balance to buyer's agents.
This commission is in addition to our non refundable payable upfront basic $649 listing fee and the $875 brokerage and administrative office fee, which is payable upon sale of your home.
Q: How will buyer's agents know that I am offering a "selling commission?"
A: The commission you offer will be shown as part of your property's MLS listing, which all realtors will see, if the commision you offer is minimal you may tell agents that commission is negotiable when they call to enquire about your property.
Since the commission you offer to pay will be visible to Realtors through the MLS system, it's important to make it worth their while and provide an incentive for them to show your property to their clients. After all, most home sales in Canada -- even when it's the owner selling it themselves -- involve a buyer's Realtor.
While we allow you to make updates to your MLS listing at no charge, we do not allow any reductions to the "selling commission" included in your listing.
Q: If the Buyer is not represented by a Realtor and buys property directly from me, do i still have to pay a Buyer's agent commission?
A: You will not pay a buyer's agent commission if the buyer who buys directly from you is not represented by a realtor in this transaction.
Q: What is your fee for processing the sale?
A: Upon closing, all real estate transactions need to be processed through our brokerage. We will send all the paperwork to the realesate board and your lawyer or notary, which we would be happy to refer you to. Our brokerage administrative office fee of $875 plus HST payable only when your home sells.
Q: Can you help in drafting and reviewing offers?
A: Of course! Whether the buyer wants to make an offer on their own, or their Realtor presents an offer to you, we can help. If you have any questions during the sales process, just contact us.
When buyer makes an offer we will provide an industry-standard legal contract, clauses and paperwork so you're fully prepared and confident to start negotiating right away. When Realtor presents an offer, we will review it as soon as the offer comes in at your request.

Q: Will you schedule showings for prospective buyers?
A: While we will forward the contact details of all interested buyers to you right away by email or text message, we leave the scheduling of actual appoints to the home seller, so you can maintain full control of your schedule and valuable time.
